Here are some ideas that will add value to your home.
- Bathrooms. This is one room in a home that you can renovate and recover the cost when you sell. An out-dated bathroom will prohibit the home from selling for top dollar.
- Kitchens. Like bathrooms, you will generally recover the money you spend here to update. Keep costs in line if you are selling in the near future.
- Adding additions. You might consider adding another bedroom, bathroom, family room or enlarging the kitchen. This is money well spent as it adds square footage to the home. You do not necessarily have to put a basement under it as this will increase the cost to the point where it is not worth it.
- Adding crown molding. This is an inexpensive project that can really dress up a room. In fact, if you are handy, you might consider doing it yourself.
- Add hardwood or ceramic tile. This type of flooring is very popular. It adds a lot to a room and is highly desirable due to the easy maintenance. Again it is something you might consider installing yourself.
- Storage system in the garage. This might include a hanging unit from the ceiling or shelving built along the walls.
- Other additions that add value are a garage, patio, deck or porch.
- If the driveway is in poor shape, look into having it redone.
- Painting. This is an inexpensive way to freshen up your home. It may not bring more money, but it could allow the home to sell faster.
If you are selling in the near future, don't go overboard with the quality of materials. Keep in mind that buyers will not pay extra for a bathroom with a $2,000 tub than one that cost $1,000.
Since buyers judge a home by the outside, take some time to trim the landscaping, cut the lawn on a regular basis, repaint the garage and front door and clean all the windows. If these are not appealing, a buyer will consider that the rest of the home has not been properly maintained.
