Making the Difficult Decision to Downsize.

Zoomers or Boomers with zip as some of us are called are coming to a time of life when it is time to get rid of all the extras we have collected around us. It’s time to downsize to a smaller house or move into a condo /apartment. Now my zip isn’t always engaged but in my mind it is.

I can see where downsizing would mean a freedom to do what I want rather than what I “have” to do. It would mean a new way of life with time to travel and entertain more .It would also mean I would have more” me “time or “we” time. Sounds like a good plan to me, how about you?

You may have to adjust your living space to between 650 square feet and 1200 square feet. Every square inch will now have to serve a purpose and be able to comfortably contain all your possessions. Did I mean all you now own? No, certainly not especially if you have a large family home that was filled with family.

You will begin by checking the size of your furniture and see if it can fit a smaller space. Another thing to think about is can it serve a dual purpose. For example, do you have a drop leaf table that can seat two and then expand to seat six? Do you have a sofa that makes into a comfortable bed for company? Would a stacking washer and dryer be more reasonable in your new smaller space?

Do you have dishes that can be dressed up for a formal mean and yet look equally nice with hotdogs? How many glasses do you need? How many changes of bedding? How many bath mats? You have four winter coats? Have you counted your footwear lately? How many jewellery boxes do you have filled with jewellery you never wear? You can see there are many choices to make, some easy and some hard to accomplish because you are sentimentally connected. Believe me I do understand.

You may have to sell or give to family your present furniture as yours is just simply too large to fit well. Avoid rolled arms on a sofa. Each arm may use up nine inches and therefore a sofa needs eighteen inches just for the arms. You may not have that space to use. You don’t want your new space to be so full it makes you feel overwhelmed and crowded. Only keep your most prized possessions, not every possession you own.

Before you begin too, decide how you will be using each room. You may have a desk top computer now but maybe a laptop would eliminate the need of a desk. Filing cabinets can serve as night stands beside your bed; serving two needs at once.

Just think; freeing yourselves of twenty years of paper work may be just what the doctor ordered. We have to save certain files but we end up with years of useless paper stored and never getting sorted and shredded. It is much easier to shred as we can rather than shred years worth at one time. We are habitual procrastinators. I find things I stored away and wonder what I was thinking.

You may need someone totally not involved in this process of downsizing and that is one of the services in which I specialize. When you not emotionally connected to the pieces of furniture it is easier to be of help to someone else. Meaning if it were me downsizing I would have to ask for help too.

 

You’re moving into a condo or smaller size home is actually a wonderful time to reevaluate your lifestyle and redesign it to who you are now and how you desire to live, relax and entertain.

Recycled and Salvaged Bricks and Paving Stones

If you are considering some landscaping, here is some great information about salvaged bricks and paving stones.

Bricks are generally kilned fired at high heat so the process is energy intensive. There are a number of manufacturers who now offer recycled bricks & paving stones for sale.

The majority are manufacturers however I'm sure there are some gardening or landscaping companies who accept and sell used pavers in your local area...you may have to expend some energy of your own to find them!

Real Estate Buyers And Sellers Must Now Divulge Personal Information

In June 2008, new rules governing Canadian real estate transactions took effect. Buyers and sellers must disclose more personal information than they did in the past. This is intended to combat illicit financial activity and eliminate money laundering.

Real estate agents are now required to acquire and verify all personal information. They must also account for the source of deposits submitted for each transaction. Information of buyers and sellers must be kept by the broker office for a minimum of 5 years for every real estate transaction in Canada. Details such as proof of identify and occupation is included.

In a case where the realtor cannot meet their client, they are still responsible for obtaining and verifying personal information. During a transaction they must also complete a report of all funds received. Prior to the new rules taking affect, they only had to report dealings of more than $10,000 in cash.

When buying or selling real estate privately, the lawyer for each side is responsible for gathering and storing the personal information. They must also complete a report of all funds received during a real estate transaction.

How Celebrate Staging Led a Vancouver Thoroughbred Farm to the Winner's Circle...

Again, I could not resist reblogging the lastest post from this staging company in Vancouver. You might get some ideas from the photos they took after they staged the home.

When we got the call from a prominent Horse breeder that he was getting his farm ready to sell and that it had to be staged my first thought was, "How are we gonna stage hay bails?"

Okay, so I knew we weren't going to stage the barn but let's just say that the barn was in better shape than the home. On the phone the homeowner warned us that he had hired a contractor to start a small bathroom renovation and that some of the rooms were being painted but we certainly weren't prepared for the horror show that would greet us when we walked through the front door.

The house had been purchased 3 years ago and while all of the expense and maintenance had been on the massive 10 acre grounds and 30 stall horse barn not much had been done to the house. The client had actually never moved into the residence and instead his stable manager had been living there with his girlfriend and two kids. My first emotion as I pulled down the long drive past the paddocks of beautiful horses and their young foals was complete bliss. I was so excited to see what the house was like on the inside because I fell in love with it from the outside!

However once stepping inside the front door bliss quickly turned to nausea. The smell hit us first, then when my eyes stopped watering the brightly colored wall paper blinded me! Okay, I'm exaggerating but only a little bit. The client was running behind so the Stable manager invited us in and told us to feel free to look around and that the huge Doberman that was now sniffing my pant leg was friendly! Snoop turned out to be an awesome friendly dog but they can be a bit disconcerting for anyone not used to big dogs. I am a big dog lover so I quite enjoyed the dog but I didn't think the smell could have come from him alone.

As we began looking around in disbelief a tiny little black & white kitten bolted out from behind a huge pile of clothes and attacked my shoe lace, there was no way we were taking off our shoes in this place! Amused we meandered around this huge house with my new little friend chasing us as we walked along. So did you catch the part where I mentioned the kitten darted out behind a pile of clothes? Each room, and I kid you not, had a huge pile of junk, clothes, toys, dirty dishes, etc. EVERY room! It was incredible, these people were living like absolute slobs. As if the pastel 1980's wall colors weren't bad enough the crap strewn everywhere just made it even worse.

When the home owner finally arrived we took him through each room and laid out a plan of action. Excited about what we had envisioned for the home he gave us carte blanche to have any painting done and a few other major areas that we felt needed to be addressed. All we had to do was communicate these changes with the contractor and the painter. Easier said than done! While it was no trouble at all convincing the home owner of the changes, convincing the contractor and painter was not easy.

The family room and kitchen had been painted many years ago with a fresco-ragging type of faux finish, while it was done very well it was not doing the home any favours. In fact the painter told the home owner that it didn't need to be repainted and that it had been an expensive finish in it's time. Needless to say we told the painter otherwise.

This project was so large it took about 4 weeks to get in order before we could even go in and stage. Once all the paint and renovation had been completed the huge task of cleaning had to begin. The homeowner assured us his stable manager would be moved out by the time we wanted to go in and start. He had moved all the mares and their foals to the new farm and the stables manager and his family would need to go where the horses went. If the stable manager was going to live in the home while it was being sold we would not have agreed to stage this home, it would have been a HUGE liability and all of our inventory would surely be ruined.

The first day our cleaning team went in they were almost ready to run the other way. Many of the closets were still full of junk and clothes. Cigarette butts were littered everywhere and the fireplace in the family room was a giant ashtray. To top it all off there was a HUGE pile of garbage by the back door that the crows or Raccoons had ripped apart. The stench was so bad it would gag a maggot. I actually almost lost my lunch when I was there to help install the new light fixtures. We had to ask the contractor to deliver a large bin so that the garbage could be taken away and all the junk left behind in the house was to be thrown out as well. The interior cleaning bill came to $1500.00.

Because this was such a huge job I've decided to break the bog into two parts. This first part of the story I will show you the top floor before and after's. The main level and pool area will be in Part Two.

Below is one of the biggest transformations, the Master Bedroom. New carpet was put in upstairs and all the walls were painted. When we arrived on site the master bedroom had already been painted however the walk in closet was still forest green. It actually surprised the painter that we suggested the walk in be painted the same color as the bedroom, SHOCKING I know! The transformation of this room knocked the home owner's socks off, he just couldn't believe it was the same room and the nook that we placed the sectional in now made perfect sense to him, he always thought it was such a waste of space before! Have a look.

 

 

 

In the adjoining en-suite the walls had been painted and we took it one step further and had all the dated oak trim and cabinetry painted white. This en-suite was really unique and featured all Kohler fixtures, it featured a bidet and a huge Cast iron Birthday Bath. The tub alone is worth over $4000.00! This en-suite also earned the prestigious "Toilet from Hell" award,(who knew it was actually white), I'll just leave that to your vivid imaginations.

 

Across the hall were two large bedrooms that received new carpet in one and new paint throughout. In one of the bedrooms we also had the contractor remove the large oak built in, we had to ask him twice because he thought it would be too much work patching everything since it had already been painted, needless to say the built in was removed! This bedroom also received goergeous new carpet that one of the kids managed to stain with a bright blue highlighter pen days before they moved out. I managed to get the stain out with Folex, that stuff is MAGIC!

 

 

The main bathroom received the major part of the reno and turned out beautiful. Unfortunatley I don't have the pre-reno pictures as we arrived on the job site while it was being put back together but apparently it had mirror on all the walls and ceiling! the painters would not let his crew go in that room to paint because it was so disgusting so the contractor and home owner decided to rip it all apart.

 

This is quite easliy one of the biggest transformations we have done to date. It really evolved into a stunning space that the home owner was thrilled with and that the Realtor was so excited to represent. Part two will be posted soon so that you can see the huge difference on the main level. I thought I would attach a few of the critters I got to meet while we were going through the process... Home Staging Should ALWAYS Be About The Details...

I could not resist reblogging this post. This will give you an idea of what can be done to stage a home. Look at the detail in each picture. You might pick up some ideas to prepare your home for sale.

With Home Staging becoming more and more main stream I am noticing that what sets good Home Staging's apart from Fantastic Home Staging's is the attention paid to detail. Often times when working with a home we can get a bit complacent about how far the staging should go. Stager's may ask themselves, should this wall be painted, should this light fixture be changed, would a wrecking ball help, .. ok maybe not the last one, but if we choose to accept certain limitations of a space what is the point of staging it?!

Case in point... Celebrate Staging was called in to quote a beautiful Rancher in Ladner. The home had a little bit of remodeling and painting done but the Realtor felt very strongly about the home being shown staged, so much so that the seller had no choice in the matter. In fact we never met with the owner until after it was staged! In addition to our quote for staging we also made notes of a few things that had to be changed before we arrived on site. The Flooring in certain areas of the home had new hardwood but it didn't flow properly with the older hardwood, knowing that this couldn't be changed we opted to bring in quite a few area rugs to give interest and warmth, not that we could or would have hid the flooring issue but at least it wasn't the first thing a prospective buyers eye would have stopped at!

 

As far as the living room was concerned the paint was fresh and the fireplace was a lovely focal point, it was just a big empty room until we added the furniture....

 

The Dining room did not have a proper light fixture and it was not centered on the ceiling properly. As we do with many stagings we added into our quote the cost of a new light fixture and had our installer swag it slightly to ensure it would hang over a table in the right location. We could have just left the room as is and staged a table and sideboard but the end result would never have been the same and this is what I mean about the details...

The sunken family room had a large cabinet for a TV and storage that was more of an eye-sore than useful and because it was not fastened to the floor we had it removed to expand the space, again we never settle with working around an obstacle we do everything possible to remove anything that would give a buyer any hesitations, which is what staging is all about...

 

 

 

In the main bathroom we removed a few small shelf racks and brought color in with the towels and accents...

 

This rancher is a three bedroom so rather than staging all three bedrooms we staged the master and the smaller bedroom. By staging the smaller bedroom it allowed buyers to see for themselves that "yes" a queen bed would fit in the small bedroom...

 

The Master Bedroom had a very old fashioned ceiling fan that we had changed out and the wall mounted swing lamps were just plain ugly so we had them removed all together. And as always we brought in lots of curtains!

 

The final challenge was the en-suite. While removing the carpet (I still don't understand why carpet in bathrooms was ever popular) was not an option we had it professionally cleaned and focused on bringing in bold artwork and towels to help give interest and try and tone down the Peach tub and toilet!

Use Our Experience When Selling Your Home Privately

Remember the day that you drove into a gas station, pulled up to the pumps and an old guy came sauntering out? He was in a pair of coveralls and was wiping his hands on one of those cloths the mechanics use. He would walk up to you and say ‘good day, fill-er-up?' How To Handle Multiple Offers When Buying Or Selling Real Estate

In some markets, multiple offers can show up whether you are buying or selling real estate. As a seller it is a pleasant experience, while buyers have a different set of emotions to deal with.

Sellers love situations like this. They have 2 or more buyers interested in their home. It is not uncommon for the top bidder to pay the asking price or more. In some areas, the selling price can be tens of thousands of dollars more than they were asking.

The buyer has spent weeks, even months to find the perfect home. They have lost sleep trying to decide what house to buy. With multiple offers they now have an unpleasant situation to deal with. That is assuming they decide to face some competition and submit an offer on a property that already has one.

As a seller let all buyers know that there is more than one offer on the property. Do not disclose any details to others. Tell them they have to give it their best shot.

A buyer submitting an offer has to decide how much they want to pay. They have spent time shopping for the perfect house. A good idea is have a market evaluation completed to determine the value of the property. How much you go over this figure is a decision only you can make.

If you are a seller and accept one of the offers, do not disclose any details to anyone until all conditions have been waived. There are situations where the agreement falls apart. Should this happen to you, you can call the buyer with the competing offer. They might submit a new one, and if so, you don't want it influenced by the one that fell through.

When Is The Best Time To Sell Your Home

A question we get asked a lot is when is the best time to sell a home. Unfortunately there is really no correct answer. There are years where there is neither a spring or fall market. Sometimes the summer of even the winter is very active.

In real estate there are generally 2 markets; spring and fall. You can expect spring to be the strongest. This is due to owners selling and moving in the summer when the kids are out of school. Others might sell in the fall and move over the Christmas break.

This question is generally asked for 2 reasons. The seller wants a quick sale plus top dollar for their home. Doesn't everybody? To achieve this there must be lots of buyers looking. They are the ones that drive the market.

When is the best time to sell your home? When you decide to move. If you sell in a busy market, you will be buying in the same.
